Specified areas for editing

I would like to make specific area of my site editable using Alfresco. Lets say i have a basic html and css site and imported the war file. I have a header a left navigation area and the content area. I would like to edit only the content area where I don't require to create an html file from scratch each time i want to make a new page using the existing style. How would I go about doing this in Alfresco? I hope the pic below makes sense (could not upload an image)

Can you use XML to describe what goes in the content area?
Can you use the URL to instruct the template which JSP to call in?

Its just plain html so far. Would I use jsp include tags referencing an xml file. What I'm trying to get at is is that if you look at TYPO3 or Drupal you can specify the area in the settings by assigning it the correct div tags etc then automatically you can add or update just the content not the menus or headers etc. I need just to edit the content in Alfresco using Alfrescos text editor (if it has one) and leave the menu/header changes to the designer.
